33rd Ward Zoning Proposals

Below are zoning proposals that our office has received along with their current status. We welcome comments, questions, and feedback on all proposals under Community Review. Under Community Review

3325-3331 N Whipple St

The applicant is seeking a zoning change to allow for a legal lot division so the middle lot can be developed. The applicant proposed 2 options for the proposed development and we asked for community input.
Status: The results from the community feedback showed 77% support for Option 2. The Developer is now working on plans for Option 2 and we will send updates in our newsletter when they are completed.

3316-28 W. Montrose Ave

The Applicant is seeking to redevelop the site with a new four-story mixed-use building, that would contain a meaningfully-sized commercial space on the 1st Floor, and a total of twenty-four dwelling units on and between the 2nd through 4th Floors.
Status: Developer has received all feedback from the Community Review and is working on updated plans to reflect some of the feedback that is feasible for the development. We will send out updated plans when we receive them.

2934 W. Irving Park

The applicant is seeking a zoning change to allow for a demolition of current SFH and building of a new construction with 3 rental units.
Status: Will Open for Community Review on 3/15/24
