Demolition and Construction Plans for 2803 W Henderson

Many neighbors have contacted our office with questions and concerns about this construction project. We worked with the owner to share the plan documents here and set up a question and answer call for neighbors on Tuesday, July 14th at 5:30pm. Please read more below.

Project Facts:

  • The Project is designed “As of Right” and requires no Zoning Changes
  • The Project includes (18) Dwelling Units, as opposed to (30) Units allowed under current Zoning
  • The Project will be 4-Stories, as opposed to 5-Stories allowed under current Zoning
  • The Project will be 47′ in Height, as opposed to 65′ allowed under current zoning
  • The Project includes (20) Off-Street Parking Spaces, and (10) Bike Parking Spaces
  • Existing Curb Cut at Henderson to be removed, adding (1) On-Street Parking Space
  • Dwelling Units are all 2-Bedroom/2-Bath with Den, to attract Long Term Renters
  • 1st Floor includes 2,500 SF Retail Space, Loading Zone and Trash Enclosure as required by Zoning

Project Timeline and Construction Details:

  • Zoom meeting for neighbors organized through Ald. Rossana Rodriguez’s office at 5:30pm on 7/14/20 – email info@33rdward.org to RSVP and receive a zoom meeting link
  • Demolition will commence on or about 7/15/20, a permit has already been awarded by the Chicago Department of Buildings
  • Construction will commence on or about 8/1/20
  • Building is scheduled to be fully-enclosed on or about 12/31/20
  • Substantial Completion will be on or about 5/30/21
  • Foundation wall along South property line will remain in place for future fencing
  • Foundation wall along East property line will remain in place for future Landscape Planter
  • 100′ of California Avenue is being fully Re-Paved
  • 50′ of Public Alley is being Restored
  • 225′ of City Sidewalks at California/Henderson are being removed and replaced
  • ADA Ramps at SW Corner of California/Henderson are being removed and replaced
  • GC has arranged for all Construction Vehicles to be parked at WMS Lot during Construction
  • GC has stipulated daily work hours from 8AM to 6 PM
  • GC to provide Site and Street Cleaning, as required by City Ordinance
  • GC to provide Dust and Particulate Control measures, as required by City Ordinance
  • GC to provide Site Fencing, Security Systems and Cameras, to insure Project Safety
